Maine VA Home Loans, MaineHousing Salute ME Discounts and Veteran Tax Exemptions — Maine Home in View
Updated October 2026
Eligible Maine veterans and active-duty service members may have several distinct homebuying benefits: VA mortgage financing, MaineHousing rate discounts and property-tax relief. These benefits solve different problems. Compare each separately, then ask your lender and municipal assessor which ones apply to your household and property.
Start with VA eligibility and payment structure
A VA purchase loan can allow an eligible borrower to buy without a down payment and without monthly mortgage insurance. A funding fee may apply unless the borrower qualifies for an exemption. Request a comparison showing the fee, any financed amount and the resulting monthly payment.
Your Certificate of Eligibility helps establish service eligibility and entitlement. With full entitlement, VA does not impose a county loan limit, but lender approval still depends on income, credit, affordability and the property. Borrowers with remaining rather than full entitlement may face county-limit-based calculations and a down payment requirement.
Maine’s 2026 one-unit conforming limit is $832,750 statewide. Do not treat that figure as a universal ceiling on every VA loan. Compare financing alternatives in the Maine mortgage options guide and review Loan Estimate explanations from the Consumer Financial Protection Bureau.
Evaluate Salute ME and Salute Home Again
MaineHousing’s Salute ME and Salute Home Again provide a 0.50 percentage-point rate discount for qualifying veterans and active military through eligible program financing. Salute Home Again addresses qualifying borrowers with prior homeownership; ask a participating lender which ownership and service rules govern your application.
These are MaineHousing benefits, not automatic features of every VA mortgage. Review current eligibility with MaineHousing, including income and purchase-price requirements.
Ask whether your financing also qualifies for the $5,000 Advantage grant and the MaineHousing First Home buyer-half transfer-tax exemption. Have the lender explain the available combination in writing rather than adding every advertised benefit together. The MaineHousing program guide provides a starting checklist.
Check veteran exemptions separately from homestead relief
Maine veteran property-tax exemptions depend on statutory eligibility, which can involve service, age, disability or survivor status. Veteran status alone does not establish every exemption. Ask your municipal assessor which application, supporting records and filing deadline apply.
The $25,000 Homestead Exemption is separate, with a 12-month qualifying residency and ownership requirement and an April 1 filing deadline. Eligible households may also receive the Property Tax Fairness Credit.
Use Maine Revenue Services to review these programs. Base your initial mortgage budget on documented taxes, then update escrow expectations after the assessor confirms any approved exemptions.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
