MaineHousing First Home Loan, $5,000 Advantage Grant and Salute ME Rates in 2026 — Maine Home in View
Updated October 2026
For a Maine buyer with enough income for a monthly payment but limited savings, financing assistance can change the purchase timeline. MaineHousing’s First Home Loan combines mortgage financing with options that address upfront costs. In 2026, compare the underlying loan, assistance eligibility and remaining cash requirement as one package.
Understand what each benefit changes
The Advantage Down Payment & Closing Cost Assistance grant provides $5,000 to eligible First Home Loan borrowers. That money supports qualifying purchase costs; it does not mean every buyer can close without personal funds. Ask a participating lender about required borrower contributions, homebuyer education and eligible expenses.
| Program or benefit | Amount or rate feature | Question to ask |
|---|---|---|
| First Home Loan with Advantage | $5,000 grant | What cash must I contribute? |
| First Generation Program | $10,000 assistance | Do I meet its specific eligibility definition? |
| Salute ME | 0.50 percentage-point rate discount | Does my service history qualify? |
| Salute Home Again | 0.50 percentage-point rate discount | How do prior ownership rules apply? |
The First Generation Program has its own requirements. Do not assume its assistance automatically stacks with Advantage. Get an itemized explanation of the benefits available for your particular application from a MaineHousing participating lender.
Compare the complete financing package
First Home Loan eligibility considers household and property requirements, including applicable income and purchase-price limits. The mortgage must also satisfy the requirements of its underlying financing type. A program approval and a property approval are separate parts of the process.
Salute ME and Salute Home Again provide qualifying veterans and active military a 0.50 percentage-point interest-rate reduction. That is a rate adjustment, not a reduction of half the monthly payment. Compare the resulting principal and interest using the monthly payment calculator.
Request written estimates showing the rate, mortgage insurance, lender fees, assistance and borrower funds. The Consumer Financial Protection Bureau explains how Loan Estimates support comparisons across lenders.
Account for Maine closing savings
Eligible MaineHousing First Home buyers are exempt from the buyer half of Maine’s real estate transfer tax. The standard total tax is $2.20 per $500 of taxable value, ordinarily divided equally between buyer and seller. The exemption does not eliminate title charges, recording fees or escrow deposits.
Before making an offer, review the transfer tax and closing cost guide. Ask your lender to show assistance and the transfer-tax exemption separately so you can see exactly how each changes the money needed at closing.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
