Financing Portland and Coastal Maine Condos: HOA Reserves and Flood Escrows — Maine Home in View
Updated October 2026
A Portland condo with a manageable asking price can carry a much larger ownership cost once association dues, a roof assessment, and coastal insurance are included. Mortgage approval evaluates both your finances and, when required, the condominium project. A strong borrower cannot necessarily overcome an ineligible building.
Identify the ownership structure first
A townhome describes a building style, not necessarily its legal ownership. It may be a condominium or a fee-simple property within an association. That distinction affects the documents and project review your lender needs.
For a condominium, obtain the budget, reserve information, master insurance policy, assessment history, recent meeting minutes, and information about litigation or major repairs. Ask about deferred maintenance and structural concerns before spending heavily on the transaction.
- What repairs are planned, and how will the association fund them?
- Are special assessments approved, proposed, or already payable?
- Does insurance adequately address replacement cost and deductibles?
- Are short-term rentals or commercial uses significant within the project?
A reserve balance alone does not establish eligibility. The lender evaluates the applicable review requirements, project condition, and financial documentation together. FHA financing may require project approval or an eligible single-unit approval pathway; check HUD FHA Mortgage Limits for the agency's resources.
Separate flood coverage from ordinary insurance
Coastal location does not automatically mean mandatory flood insurance, and being outside a mapped high-risk area does not eliminate flood risk. The lender's flood determination, building location, and financing requirements matter.
Review the association's flood coverage where applicable and identify any required unit-level coverage. Standard homeowners insurance generally does not cover flood damage. Also distinguish the association's master policy from your own unit policy and loss-assessment protection.
Flood insurance premiums may be escrowed when required. Association dues and special assessments are generally separate obligations, so do not assume the mortgage servicer collects them. The Consumer Financial Protection Bureau explains mortgage payment and escrow fundamentals.
Price the complete ownership obligation
Use the monthly payment calculator to combine principal, interest, taxes, insurance, and dues. Then add a separate assessment and maintenance allowance.
Maine's 2026 one-unit conforming baseline is $832,750 statewide, but staying below it does not waive condominium review. Higher-priced purchases may need the coastal jumbo financing guide.
For a qualifying primary residence, the $25,000 Maine Homestead Exemption may reduce assessed value after 12 months of residency when filed by April 1. Budget using the actual tax bill until eligibility and the adjustment are established.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
