Financing Coastal Maine, Casco Bay and Mount Desert Island Jumbo & Second Homes — Maine Home in View
Updated October 2026
A waterfront purchase on Mount Desert Island or in Casco Bay requires more than a large down payment. The lender must evaluate the property's access, year-round usability, insurance, and intended occupancy. Ferry schedules and ocean views may shape your lifestyle, but legal access and insurable improvements shape the financing file.
Distinguish jumbo size from second-home use
For 2026, Maine's baseline conforming limit for a one-unit property is $832,750 in every county. A coastal address does not create a higher conforming ceiling. Check FHFA Loan Limits when determining whether the proposed loan amount falls within conforming limits.
A purchase price above $832,750 does not automatically require jumbo financing: the loan amount after the down payment is what matters. Jumbo lenders establish their own credit, reserve, appraisal, and debt-to-income requirements, so compare complete terms rather than assuming uniform standards.
Second-home classification is a separate issue. A property intended primarily for rental income may require investment-property financing. Explain any rental plans before choosing a loan; do not assume occasional personal use establishes second-home eligibility.
Resolve waterfront and island conditions early
Ask the lender and insurer to review unusual features before the appraisal is ordered.
- Is access legally documented and dependable throughout the year?
- Does a private road have an acceptable maintenance arrangement?
- Can the property function as a year-round dwelling?
- Are docks, shorefront improvements, and wastewater systems properly documented?
- What flood, wind, and other insurance coverage will be required?
A seasonal cottage without suitable heating or reliable water may not fit ordinary year-round residential financing. Island contractor availability and repair logistics can also make a pre-closing repair requirement difficult to satisfy.
Flood insurance requirements depend on the lender's determination and the property, not simply its distance from the shoreline. Obtain actual quotes, including deductibles, instead of estimating insurance from an inland home. The Consumer Financial Protection Bureau explains how insurance and escrow affect mortgage payments.
Compare liquidity as well as the rate
Use the ARM versus fixed calculator to examine adjustable-rate scenarios, including payments after the initial fixed period. Keep reserves for ferry travel, storm repairs, winterization, and periods when the property is unoccupied.
For a coastal condominium, also review the HOA and flood escrow guide. Project eligibility can matter even when the buyer has substantial assets.
Maine's Homestead Exemption is for qualifying permanent residences, not simply any property you own. Maine Home in View recommends budgeting second-home taxes without assuming that primary-residence benefit.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
