Updated October 2026

A Portland triple-decker, a downtown condominium and a Casco Bay island home can carry similar asking prices but very different financing requirements. Start with the property's legal use, occupancy plan and operating costs before comparing interest rates. In Cumberland County, the building itself often determines which mortgage options remain practical.

Match the loan to the building

The 2026 baseline conforming limit is $832,750 for a one-unit property throughout all 16 Maine counties. Two- to four-unit properties have separate, higher conforming limits. Cumberland County also has FHA limits above the 2026 national floor of $541,287; check the current county and unit-count figures through HUD FHA Mortgage Limits rather than applying the floor to every Portland purchase.

For an owner-occupied multi-family, ask how documented rents will enter underwriting. A lender may require leases, an appraiser's rent analysis and reserves. FHA financing for three- and four-unit buildings also includes a self-sufficiency test that can constrain borrowing even when personal income appears sufficient.

Condominium financing adds another review layer: association insurance, reserves, litigation, assessments and project eligibility. An attractive unit does not guarantee an eligible condominium project.

Build a Portland-specific cash budget

Separate the down payment from costs that depend on the property:

Maine's real estate transfer tax totals $2.20 per $500, or approximately 0.44%, ordinarily split into 0.22% each for buyer and seller. On a $500,000 transaction, the buyer's ordinary share is $1,100. Qualifying MaineHousing First Home buyers receive an exemption from the buyer half.

Use the closing cost estimator alongside the monthly payment calculator so cash needed at settlement does not disappear inside a payment estimate.

Put assistance ahead of the offer deadline

MaineHousing offers the First Home Loan with Advantage Down Payment & Closing Cost Assistance, a $5,000 grant, subject to program requirements. Ask whether your intended building and occupancy qualify before submitting an offer.

After establishing eligibility, Maine's Homestead Exemption can remove $25,000 from assessed value, with a 12-month residency requirement and an April 1 filing deadline. Review ownership and permanent-residence requirements through Maine Revenue Services, and investigate the Property Tax Fairness Credit separately when planning ongoing ownership costs.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
