A manufactured home on its own Maine parcel and a similar home in a leased-lot community can require entirely different financing. Start with the home's construction date, certification and ownership structure—not the listing's use of “mobile,” “modular” or “manufactured.” Those labels are frequently mixed together.

Establish what the home actually is

Manufactured homes are built to the federal HUD construction code, which took effect June 15, 1976. Older mobile homes generally do not qualify for standard agency manufactured-home mortgages. Modular homes follow applicable building codes and are usually underwritten more like site-built housing.

For a manufactured home, assemble:

A permanent foundation alone does not resolve every issue. The lender may require engineering certification, real-property treatment and compliance with restrictions on relocation or alterations.

Owned land versus a leased lot

Ownership arrangementFinancing consideration
Home and land purchased togetherMay support an eligible real-estate mortgage
Home on a leased community lotOften requires specialized home-only financing
Eligible long-term leasehold structurePossible only under specific program and lender rules

For leased lots, evaluate rent increases, community approval, lease renewal rights and responsibility for water, sewer and snow removal. A low home price can still produce a substantial monthly obligation once site rent is included.

MaineHousing offers manufactured-home financing pathways subject to home, borrower and participating-lender eligibility. Ask specifically about the applicable program rather than assuming a standard First Home Loan works on every leased lot. Where available and eligible, Advantage provides a $5,000 down payment and closing cost grant; do not presume every specialized product includes it.

Compare cash needs and long-term costs

The 2026 FHA floor is $541,287, with higher county limits in Cumberland, York and Sagadahoc. Confirm applicable limits through HUD FHA Mortgage Limits, while recognizing that FHA Title I and Title II financing have different structures and limits.

Use the monthly payment calculator for mortgage scenarios, then add lot rent separately when applicable. Request a property-specific assessment through a financing quote before ordering an appraisal. Provide the construction date and land arrangement immediately so the quote reflects an actually eligible loan.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
