Stacking MaineHousing $10,000 First Generation Grants With Advantage Assistance — Maine Home in View
Updated October 2026
A Maine buyer who sees $10,000 in First Generation assistance and a $5,000 Advantage grant should not automatically budget for $15,000. Program compatibility comes before addition. The useful question is which assistance package your household qualifies for, how it applies to your transaction, and what cash remains due at closing.
Build the assistance package before shopping
MaineHousing offers the First Home Loan program, Advantage Down Payment & Closing Cost Assistance with a $5,000 grant, and a First Generation Program with $10,000 assistance. First-generation eligibility is a separate determination from ordinary first-time buyer eligibility; do not assume that qualifying for one establishes the other.
Ask a participating lender to document whether First Generation assistance replaces, incorporates, or can be combined with Advantage under current program rules. Until that is confirmed, build your purchase budget around the approved amount rather than the sum of two advertised benefits.
- Establish household income, purchase-price, and occupancy eligibility.
- Complete required homebuyer education early.
- Identify required borrower funds and acceptable gift documentation.
- Confirm assistance availability and any repayment or recapture conditions.
Eligible veterans and active military should also ask about Salute ME and Salute Home Again, which offer a 0.50% rate discount. Have the lender verify how that benefit interacts with the selected assistance option.
Separate closing savings from future tax relief
Maine's real estate transfer tax is $2.20 per $500 of taxable value, equivalent to 0.44% total, normally divided into 0.22% buyer and seller shares. MaineHousing First Home buyers receive an exemption from the buyer half. On a $300,000 taxable purchase, that ordinarily represents $660 in buyer savings, separate from assistance dollars.
Use the closing cost estimator to organize lender charges, title expenses, prepaid insurance, and escrow deposits. Assistance does not mean every closing expense disappears, and unused assistance is not automatically cash back.
Plan for ownership after closing
Maine's Homestead Exemption removes $25,000 from assessed value for qualifying residents after 12 months of residency, with applications due April 1. It is not a $25,000 tax refund. The Property Tax Fairness Credit may provide additional relief based on eligibility.
Review Maine Revenue Services requirements and use the monthly payment calculator with taxes before any unapproved exemption. Maine Home in View recommends comparing the complete monthly payment and verified cash requirement, not simply choosing the largest advertised grant.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.
