Use FHFA Loan Limits for conforming schedules and HUD FHA Mortgage Limits for FHA county results. Select 2026 and the correct unit count when checking either schedule.
Separate the purchase price from the loan amount
A limit caps qualifying mortgage principal, not the home’s selling price. For example, an $875,000 purchase with a $75,000 down payment produces an $800,000 loan before any separately applicable financing adjustments. That amount is below Maine’s one-unit conforming ceiling, although the borrower and property must still qualify.
A conventional loan above the applicable conforming limit generally enters jumbo territory. Two-unit, three-unit and four-unit properties have different limits, so the one-unit table should not guide a multifamily approval.
For FHA, distinguish the base mortgage from any financed upfront mortgage insurance premium when reviewing the lender’s calculation.
Use limits as a screening tool
Being below a loan ceiling does not establish an affordable payment or guarantee approval. Credit, income, debt obligations, appraisal and property condition remain important. MaineHousing assistance also has its own eligibility rules; a conforming-limit match does not establish program eligibility.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
